Understanding the legal side of renting may not be the most exciting part of moving, but it's important. By familiarising yourself with the basics in advance, you will know what to expect and can avoid surprises like unexpected costs or disputes when your rental period ends.
Tenancy agreements are normally in Dutch. Be sure to have someone check the contract before you sign it!
Some important issues you need to look out for in the contract
Can you register at the municipality using the rental address? Registration is usually possible with a valid rental agreement. However, subtenancy (renting from someone who is not the owner) may only allow registration under certain conditions. For this reason, we generally advise against subtenancy.
Is the property furnished? Check whether furniture is included and what exactly is provided.
Are utilities and services included in the rent? If not, ask for an estimate of monthly costs. If utilities like gas, heating, and water are included, you're paying in advance. Excessive usage, like long showers or constant heating can result in extra charges at the end of your stay.
Are there any extra fees? Ask about commission, reservation fees, or administration costs.
How much is the deposit, and what are the return conditions?
What is the duration of the tenancy agreement? Can it be extended? Also check the notice period in case you wish to leave early.
What are the rental requirements? Find out which documents are needed, this may include passport copies, university proof of enrollment, a work contract, or recent payslips.
